So, can anybody tell me what’s wrong with this roof?  they don’t know why it’s leaking they don’t have a clue! Actually, they have a clue they know why is leaking, the roof is messed up, right?

Why is This Commercial Property Roof Leaking?

They hired somebody, last time I told him what was wrong… to do this! which is fine, solved some of the problems. The problem was, that they put too much of it on one side after there were already ripples there. There was already moisture inside there was already off-gassing which caused more ripples. Causing in this case, the modified Bitumen to come off the roof decking, there were no caps or there was no base sheet on this.

I don’t, I mean obviously, they use a primer or something on here ’cause it’s pretty nasty looking.

But essentially, what happened was the water started penetrating into here and pulled off the membrane when it got too heavy and now every time, they have a wind-driven rain they’ve got the water going right inside there.

You can see all the leaves, you can see all the debris, you can see the nastiness in there. This is on commercial property in Missouri City so it needs to be maintained, not like a house doesn’t but this one affects the business it can get people sick and there’s water coming in all over the place.

You know the other thing about this one is whoever they have does not I hate talking bad about other people but maybe they just don’t know right?

These fasteners are still resting. They hit the seam and didn’t hit the fasteners, but whatever the stuff is they’re using is not sealing all the way. It is still cracking it is not lasting very long.

So we’re going to write up another proposal for them to see if they will take our advice this time and get it dry in, so these people can run their business and not be affected.

Commercial Roof Inspection Debris

During a commercial roof inspection, debris on the floor is very common and can cause severe damage to your roof.

Hey guys Matt with Trinity Roofing and Restoration here.

One of the other items were going to check out on your commercial property it’s HVAC units and the other bigger penetrations.

A lot of times we find things that are leftover, pieces of wire, screws, whatever. We found a few things just walking around this unit.

All these screws probably went into this unit at one point in time. Someone just left it up here after they did some maintenance. So we pick it up to make sure no one is going to step on it, grind them into the TPO, and in this case modified membrane and start causing holes and leaks through the commercial roof.

Inspecting Your Commercial Roof for Debris

We walk around and get those things and we also check to make sure there are no water sources that are just going to consistently drip on your roof. All these pipes that should be connected and running out the drains and scuppers sometimes get loose.

As you can tell, most of the time they’re not glued, so we just got to figure out where they’re at, and this one just slides it back on here and hope that it stays.

We would Just keep maintaining that each and every time we come up here for a maintenance routine.

We’re going to look for screws, fasters, anything else around here, or any debris on your commercial roof.
Also, make sure none of the modified membranes could become loose or punctured. We’re going to look at all your drip lines and make sure everything is tightened up and maintained the way it should be, so you’re not having consistent water dripping on your commercial roof.

Parapet Walls

Hi Everyone is Matt with Trinity Roofing and Restoration, talking again about parapet walls during an inspection.

It is not bad, but it’s kind of best practice to have that role come all the way up instead of creating additional seams if it’s not necessary. Sometimes, people will go all the way up on one roll and come down with the second roll. That could be what’s done here, we’re not sure and we’re not going to open it up to find out.

However, we’d like to see it continues as much as possible, so there are fewer seams on the route and fewer possibilities for leaks.

Again, we’ve got some rusted fasteners here, and you can see some of the sealant and caulking is starting to dry out.

Properly Sealing Parapet Walls on a Commercial Building

One of the biggest tell-tale signs that this is already leaking or has been leaking is all the mold and mildew growth on the wall. Generally, on a wall the water is going to rundown is not going to stay, but it’s consistently and constantly dripping from a faster that’s leaking or from a seal that’s leaking up here, you’re going to see this molding move in here.

So, all along this sidewalk here, we’ve been a lot of this mold and mildew on the wall, consistent with signs that this parapet wall is not sealed up properly.

One of the first things we’re going to be checking on commercial roofing properties is the parapet walls, and the flashing on those walls.

Here, we’ve got some walls that are starting to separate. As you can see here, the fasters are tucked in all the way, and there is no sealant or rubber on this faster anymore, it’s already gone.

Also, the ceiling here is already started to fail on these connection points.

Commercial Roofing Seams

You can tell by the discoloration that there has been a lot of standing water here. We have to ensure that the seams, and fasteners are properly sealed, leaving no possibility for water to penetrate through the walls.

That’s one of the first things we are looking at, the parapet walls. The seams on the metal, and the seams here going up the walls.

Commercial Roof Inspection and Walkthrough

Hi everyone Matt here with Trinity Roofing and Restoration.

One of the largest parts of our commercial roofing inspection is the roof, believe it or not.

There are a lot of facts and things we got to look at.
In this case, I’m standing right over a peek, or the structural part of the slope. This roof was built to shed to my left, and my right, and push water to discover an alpha off the roof.

So, here you can probably see it in the video where there’s like a white line where the water is driving to the left into the right. You can also see some of the seams here, so we’re looking at this roof in total.

What Are We Looking for in a Commercial Roof Inspection?

One, see if there’s hail damage and see if there’s wind damage, see if there are any storm-related openings or maybe animal-related openings that are causing any kind of leaks. We are going to look at that throughout the entire roof. We’re going to make sure that the water flows in the direction that the engineers and architects intended the water to flow, and is not sitting.

There’s not any structural settlement on that roof, that is causing the water to flow in a different direction than what was intended. We are going to look at these seams and make sure there’s not a whole lot of bleed-through, and that they’re not separating right.

Those seams are there because that’s where the product ended. But there should be enough overlap because there’s not going to be water penetration.

So, if we start seeing those seams lose their aggregate, lose their stickiness, and their ability to hold it on each other, especially during a windstorm, that’s not going to be good.

So we look at these seams, we see, you know what’s going on with them, do they need repairs? do they need some kind of coding? or is it just going to need a replacement?

We’re also going to look at the modified itself on this roof and see what it is like. You can see this. There’s a lot of alligatoring is what we call it. When it starts, the membrane itself starts to dry out. It starts to stretch out, and you can see it looks like alligator skin or dinosaur skin where you see all the little cracks infiltrating through the asphalt.

Signs of your Commercial Roof Needs Maintenance

So, once you start seeing that these signs on the roof need some kind of maintenance, maybe just needs coding, maybe these are former placement. We’re going to look at the whole thing.

This part, of the worst section on this roof. so it’s not terrible motion, it looks pretty good, but we do want to look at the seams, the overlaps, the asphalt itself, and obviously, we’re looking to see if there’s any kind of wind or hail or any kind of animals that may have infiltrated into the roofs.

So if you need to get someone to look at your entire property order a commercial roofing inspection and see what’s going on with it. Make sure there’s nothing wrong with it, or just give it a once over.
