One of the other items were going to check out on your commercial property it’s HVAC units and the other bigger penetrations.

A lot of times we find things that are leftover, pieces of wire, screws, whatever. We found a few things just walking around this unit.

All these screws probably went into this unit at one point in time. Someone just left it up here after they did some maintenance. So we pick it up to make sure no one is going to step on it, grind them into the TPO, and in this case modified membrane and start causing holes and leaks through the commercial roof.

We walk around and get those things and we also check to make sure there are no water sources that are just going to consistently drip on your roof. All these pipes that should be connected and running out the drains and scuppers sometimes get loose.

As you can tell, most of the time they’re not glued, so we just got to figure out where they’re at, and this one just slides it back on here and hope that it stays.

If anybody else has been up on your roof doing other repairs, we want to make sure that they’re still in good order, and most importantly still working and functioning.

Here It looks like probably some water is coming off this brick wall, probably getting in behind the membrane here and of the modified and going down into the tenant area below.  It doesn’t look pretty but it has done its job.

What we are more concerned with is places where the modified is no longer sticky.

So, when we see that brings us cause for concern, therefore we’re going to look at it a little further.

We will see if there’s anything we need to do, and see if it needs to be touched up, see if maybe it’s come off up here, or maybe there’s water behind it.

A lot of the time on the rest of the roof, If it’s coming up, it’s sure signs of moisture penetration and we want to solve that issue.
